All new housing in Surrey Heath is required to provide avoidance measures to ensure no significant adverse impact on the Thames Basin Heaths Special Protection Area. These avoidance measures are through the provision of SANG. This project addressed the fact that the current supply of SANG within the borough was exhausted and planning applications for new housing were being turned away. The scale of housing held back within the borough was circa 1,560 (2011-2028). The borough has been dependant on third party land to provide SANG, which is expensive, imposing significant costs on house builders. This impacts on house prices and diverts funding away from other much needed infrastructure; as well as driving down provision of affordable housing.
