Project Description

Winchester City Council has identified the redevelopment of Station Approach as a significant opportunity to address this shortfall of quality office space in the city centre. This project is a unique and critical opportunity to underpin the service sector economy in Winchester and leverage the full economic potential of a key public sector owned development site. The project will also lever in significant amounts of public sector investment. It will regenerate the Station Approach area of Winchester and facilitate the development of the Carfax site into new Grade A office space combined with residential and retail space. The project will address the viability gap of the Carfax site and contribute to the abnormal development costs associated with archaeological work and service infrastructure provision, as well as provide funding for much needed public realm improvements The redevelopment of Station Approach as a whole also offers an opportunity to enhance the quality of the public realm and improve access to the train station and the city centre. Therefore, the LEP contribution to the project will help to ensure that the redevelopment of Station Approach reaches its full potential, through the delivery of a comprehensive package of public realm and accessibility improvements which can achieve wider public realm, landscape and transport objectives for the area.

Key Outputs

The improvements to the public realm will support the delivery of approximately 124,000 sq ft of grade A development space across the Carfax site to support high growth companies and businesses within Enterprise M3’s key sectors looking for new space. The redevelopment of the Carfax site is anticipated to accommodate up to 1,400 new employment opportunities. Approximately 124,000 sq ft of residential space and a small amount of complimentary retail space will be accommodated across the Carfax site. The site represents a highly sustainable business location, with excellent connectivity to London, which is critical for many service sector companies. Sustainable travel methods such as commuting to work by bus, rail, cycling and walking to work trips will be promoted.
